本方案其设计主要特色在强调建筑物的位置和可持续发展性。主要目标之一在于能实现高能源效率并将整体设计元素围绕于庭院之间。 建筑物本身设计特色在于强调外部线条，外层彷佛一层皮革般地开展开来，让每个结构片材在每一个立面上，根据其所需用途或取向利用设计，均保留了其功能性和存在性。这个外层的目的是在开放中央庭院的前提下，保护建筑物不受到阳光的影响。 此外层设计成为本方案里一个非常重要的元素。然而，建筑定义主要是希望能在建筑界提供一个可持续发展建设性的选项。 商业中心的正面设计有融合阿拉伯建筑风格的镂空窗格，以避免过分的日照。
